When you buy a property the conveyancing process is carried out by your conveyancer, usually a solicitor. Apart from overseeing the particulars of the sale, the conveyancer also conducts the searches. This search is based on your local council's services and may affect the property.

The search should reveal details of any proposed road improvements and planning permissions given for the property or nearby properties. The search will only be useful for a short period of time and can not predict future developments.
